A HIDDEN gem with absolute Barwon River frontage has set a suburb record in up-and-coming St Albans Park.
The 2.09 hectare haven at 450 Wilsons Rd sold for $1.9m as buyers eyed the little-known rural setting on the urban fringe.
The result eclipses the previous suburb record, held for 12 years by the grand St Albans Park stud, by $250,000.
Richardson, Newtown agent Matt Poustie said there were multiple offers for the four-bedroom house, which sold $150,000 above expectation.
He said it was rare to find such lifestyle properties in that part of Geelong, particular one with a substantial river frontage.
“It was a very unique acreage property with views of the river from the elevated position,” Mr Poustie said.
“The vendors were upsizing to a bigger farm and they loved their time there, being close to town, you can run a four or five cattle or a couple of ponies.
“With that side there are not a lot of opportunities like that, we find more of those properties in Connewarre and Moriac, on that side of town, and the prices are a lot more.
“Most people they didn’t really know that there was that sort of farm in that pocket and you are only seven minutes from East Geelong.”
The modern home at the property is designed for entertaining, with a covered outdoor area featuring a built-in bar and wood heater.
Beyond here lies a swimming pool, cabana and gated courtyard with a pizza oven.
The property, next door to the Geelong Waterski Club, has a 2.5 megalitre water licence from the river as well as town and tank water.
Mr Poustie said interest came from both Melbourne and Greater Geelong buyers, with locals securing the keys.
“Of the people who made offers and inquiries, we had a couple who were just looking for a weekender and the people that ended up buying it, it will be their principal place of residence,” he said.
